Digital Core REIT sells North American assets, enters Singapore and expands Japan presence
Digital Core REIT, a Singapore-listed REIT sponsored by Digital Realty, agreed to sell its 90% stake in two North American data centres (Toronto and Los Angeles) and a 39% stake in a Northern Virginia facility to Digital Realty for combined proceeds of US$316 million. The REIT will use proceeds to acquire a 2.5% stake in Digital Loyang 2 in Singapore for US$68 million and increase its stake in Digital Osaka 3 from 20% to 45% for US$108 million. After debt repayment and unit repurchases, the transactions are expected to be 4.1% accretive to distribution per unit and reduce leverage by 290 basis points. Transactions expected to close before year-end 2026.
Cyxtera to Acquire Seven U.S. Data Centers from Brookfield for $775M
Cyxtera Technologies entered into an asset purchase agreement with Brookfield to acquire seven existing U.S. data center properties for $775 million. The transaction, facilitated through a court-supervised process, will increase Cyxtera's facility ownership and control over operational costs. Brookfield will purchase the underlying real estate from landlords including Digital Realty Trust and Digital Core REIT. The deal strengthens Cyxtera's platform and positions the company to capitalize on customer demand while maintaining existing lease arrangements at three additional U.S. and international sites.
Digital Realty Completes Listing of Digital Core REIT on Singapore Exchange
Digital Realty announced the completion of the listing of Digital Core REIT as a standalone real estate investment trust on the Singapore Exchange Securities Trading Limited. Digital Realty contributed a 90% interest in a portfolio of 10 U.S. and Canadian data center assets valued at approximately $1.4 billion to Digital Core REIT. Digital Realty retains a 10% ownership stake in the assets and an initial approximately 35% ownership interest in Digital Core REIT, and will earn management fees.
